Financing follows certification. Because third-party certification through NOAH is written into every KYRAX build contract, a US lender has something real to lend against on a movable unit; IBC/IRC modular on a foundation follows the standard mortgage path. Here’s each one, step by step.

Path A — Movable (RVIA / NOAH)

Chattel and RV lending, NOAH-recognized

  1. Third-party NOAH certification is recognized by US lenders and insurers — it’s the difference between “trailer” and “asset.”

  2. Apply with a chattel or RV lender; the NOAH certificate and build documentation support the application.

  3. Titling and registration vary by state — we confirm yours before contract.

Path B — Modular (IBC/IRC)

The mortgage path

  1. Built to IBC/IRC 2021 with your state’s modular program insignia — real property on a foundation.

  2. Conventional mortgage lending applies; your lender sees a code-built house, because it is one.

  3. We confirm the state program and reciprocity before we promise anything.

Fannie Mae’s 2025 guideline change now allows projected rental income from an accessory dwelling unit to count toward mortgage qualification — up to 30% of qualifying income — and detached factory-built ADUs are eligible.
