What Surrey allows
Surrey permits a garden suite, a fully detached backyard home, in every residential zone that allows detached houses, duplexes and houseplexes. The envelope is a minimum of 35 square metres and a maximum of 75 square metres, and it is excluded from the lot's floor area ratio. One distinction matters more than any other here: a coach house sits above or attached to a garage and needs lane access in the smaller-lot zones, while a garden suite does not, so a lot with no lane is usually still a garden suite lot. Surrey's small-scale multi-unit housing zoning came into effect on 8 July 2024. We review your lot's zoning and servicing before design begins.

Why build a garden suite in Surrey?

Do you offer accessible / barrier-free layouts?
Yes — single-level modular garden suites are ideal for barrier-free design: zero-step entries, wider doorways, and roll-in showers. Very few builders offer this; it's a core part of our design catalogue.
How long does the whole process take?
Permits are the long pole and vary by application. Once permits are in hand, the factory build runs in parallel with your site and foundation work, and the home is set and finished on-site in a fraction of the time of a stick build.
